When an NRI sells property in India, TDS is deducted at much higher rates on the sale value - often locking up far more than the actual tax. We manage the entire transaction: lower or nil TDS certificate, capital-gains computation, exemptions, the buyer’s TDS compliance and repatriation of the proceeds.
From getting TDS reduced before the sale, to computing gains and exemptions, to the buyer’s compliance and finally moving your money abroad - we handle every step for the NRI seller.

The exact set depends on the transaction - a typical list includes:
For an NRI seller, TDS under Section 195 is deducted on the entire sale consideration at rates for long-term or short-term gains (plus surcharge and cess), not just on the actual profit. This often locks up far more than your real tax liability - which is exactly why a lower-TDS certificate matters.
Under Section 197, we apply in Form 13 for a certificate directing the buyer to deduct TDS only on your actual capital gains rather than the full sale value. This frees up a large part of your money at the time of sale instead of waiting for a refund.
Depending on the asset and reinvestment, you may claim exemptions under Section 54 (residential house), 54EC (specified bonds) or 54F (net consideration into a house). We compute the gains and structure the reinvestment to maximise the exemption.
We certify the remittance in Form 15CB and file Form 15CA, then coordinate with your bank to transfer the funds abroad within the permissible FEMA limit (generally up to USD 1 million per financial year from an NRO account), with the required documentation.
Usually yes - filing an Indian return lets you report the actual gains, claim exemptions and recover any excess TDS as a refund. We file it and follow up on the refund for you.
We charge transparent, agreed professional fees based on the transaction and the work involved, discussed upfront.
